These Terms & Conditions apply to direct reservations made with Penthouse Ikebukuro through this website.
1. Minimum Stay
Our apartments are available for stays of 30 nights or more. Stays do not need to be in calendar-month increments. Reservations may be made for any eligible length of stay from 30 nights onward, subject to availability and the maximum stay permitted at the time of booking.
2. Rates and Charges
Accommodation rates are calculated on a nightly basis and may vary depending on the dates of stay. Longer stays are calculated proportionally based on the applicable nightly rates.
Utilities, including water, electricity, gas, and internet, are included in the accommodation price unless otherwise stated at the time of booking.
A one-time cleaning fee applies to each reservation. Any optional or additional services requested by the guest may be charged separately.
3. Payment
For reservations made more than 30 days before arrival, 50% of the total reservation amount is due at the time of booking, and the remaining balance is due 30 days before arrival.
If a reservation is made within 30 days of arrival, the full reservation amount is due at the time of booking.
Online payments are processed through our authorized payment service provider.
4. Cancellation and Refunds
All amounts paid are non-refundable.
No refund will be provided for cancellation, early check-out, early termination of the stay, or unused nights after payment has been made.
5. Rental Agreement and Identity Verification
Guests are required to complete a rental agreement and provide the required identification before check-in.
International guests are required to provide a copy of a valid passport. Japanese guests are required to provide a valid government-issued photo ID, such as a driver's license or My Number Card.
Student IDs, employee IDs, and other non-government-issued identification are not accepted.
To help ensure a smooth arrival, we will email your access details and check-in instructions separately before arrival once your rental agreement has been signed, all required identification documents have been submitted and reviewed and approved by the host, and full payment has been received.
After you complete online check-in, we will review your documents and confirm your payment status before sending your access details. Online check-in completion alone does not confirm document approval or payment completion.
6. Check-in and Check-out
Standard check-in time is from 3:00 PM and standard check-out time is by 11:00 AM.
Early check-in or late check-out is subject to availability and prior approval and may incur an additional charge.
7. Cleaning During the Stay
Cleaning during the stay is not included in the accommodation price. Additional cleaning may be arranged upon request for an additional fee, subject to availability.
Fresh linens are provided at check-in.
8. Extension of Stay
Extensions are subject to availability and must be requested and approved in advance. Additional nights will be charged separately at the applicable rate.
9. House Rules
Guests must comply with the house rules and use the apartment and its facilities responsibly. Smoking and pets are not permitted.
Guests are responsible for any damage caused by themselves or members of their party beyond normal wear and tear.
10. Railway Noise
The property is located close to a railway line. Train noise may be heard during operating hours. Guests who are particularly sensitive to noise should take this into consideration before making a reservation.
11. Changes or Interruptions
In circumstances beyond our reasonable control, including natural disasters, government restrictions, utility interruptions, or other events that may affect the accommodation, we will take reasonable steps to assist guests where possible.
12. Privacy
Personal information is handled in accordance with our Privacy Policy.
